Home Inspection Tip-Air Conditioning Systems

If you want to be cool this summer a little maintenance to your system can help.
First what is a HVAC system?
In the winter HV or your gas fired Heater part of the system heats your home by blowing warm air through the unit, then using a air ducting system to deliver warm air to each room. In the summer the AC or Air Conditioner cools the home by removing warm air from the home as the air passes through the AC unit, then using the same system as the heater to deliver cool air to the home.
So here are things you can do to keep a smooth running system:
1. Check the air filter. It or they would normally be located at your wall or ceiling return vents or at HVAC unit. If the filter is dirty replace it. Then, it is recommended to be replaced every 30 to 90 days.
2. If the system has not been serviced by a HVAC professional in the last 1 to 3 years it would be suggested that you schedule a service visit.
3. Outside is the condenser part of the AC system which removes the heat from the coolant of the system. If is not blowing warm to hot air upwards or running at all call a HVAC professional. Also if there are any plants, shrubs within 12" of unit or soil piled up to coil fins clear/remove away.
